Evidence, Not Badges
Verify Current Credentials Before Appointment
Insurance, qualifications and memberships can change. Ask for current documents tied to the legal entity and people named for your project.
A straightforward verification process
Before accepting a quotation, record which documents your property, freeholder, managing agent or procurement team requires. Check the evidence itself and retain a copy with the agreed scope; do not rely on a marketing claim alone.
Insurance documents
Request the current certificate and policy schedule. Confirm the insured legal entity matches your quote, the proposed activities are covered, and the limits and expiry date meet your building or managing agent’s requirements.
Operative credentials
Where a site requires role-specific cards or qualifications, ask for the current documents for the people assigned to the work. Check the card type, holder, role and expiry rather than relying on a general website badge.
Memberships and approvals
Verify any claimed membership or approval in the issuing organisation’s live directory. A logo or undated certificate is not a substitute for a current listing tied to the contracting entity.
Put the evidence into the contract record
If a credential, policy or approval is important to your appointment, make it an express requirement of the accepted proposal. Confirm who is responsible for keeping it current throughout the work and what happens if it expires or changes.
