Garage and utility spaces require surface-specific products rather than generic interior paint, and our approach begins with a thorough assessment of every surface and the conditions it faces. We start with the floor — testing whether it is bare concrete, previously coated, or suffering from rising damp by taping down a polythene sheet overnight and checking for moisture condensation. Bare concrete is mechanically etched using acid etch solution or diamond grinding to create a profile that allows the coating to bond, then vacuumed, primed with a dedicated floor primer, and coated with a two-part epoxy system for heavy traffic areas or a single-component polyurethane for lighter use. Anti-slip aggregate is broadcast into the wet coating where safe footing is required, particularly on ramps and near vehicle access points. Walls in below-ground garages are tested for moisture with a Protimeter and treated with Dulux Trade Damp Seal or Ronseal One Coat Damp Seal before painting — applying standard emulsion over a damp wall simply traps the moisture and guarantees peeling within months. We use light, bright colours throughout — RAL 9010 Pure White and RAL 7035 Light Grey are our standard recommendations — to maximise the effectiveness of any artificial lighting and create an environment that feels clean and inviting rather than neglected. Anti-condensation paint on ceilings in unheated spaces contains insulating microspheres that raise the surface temperature slightly, preventing moisture from condensing and dripping. The whole process is typically completed within a few days, including curing time for floor coatings, and transforms a neglected area into a clean, functional, and genuinely pleasant part of the home.

Materials & Brands

Our garage and utility specification draws from specialist industrial and commercial coating products that far outperform standard domestic paints in these demanding environments. Floors are coated with Rust-Oleum EpoxyShield, a two-part water-based epoxy that resists tyre marks, oil stains, and chemical spills; Watco Epoxy Floor Paint for heavier commercial traffic; or Ronseal Diamond Hard Floor Paint for lighter-use utility rooms and boot rooms. Anti-slip additive from Rust-Oleum or Watco is mixed into the topcoat or broadcast into the wet surface for areas where grip is essential. Walls receive Dulux Trade Diamond Matt for its outstanding washability and resistance to scuff marks, or Dulux Trade Damp Seal where active moisture is present — this product creates a waterproof barrier that prevents damp staining while remaining paintable with standard emulsion. Ceilings are painted with Johnstone's Anti-Condensation Paint, which contains hollow glass microspheres that insulate the surface and prevent condensation forming, or Dulux Trade Supermatt for a cost-effective option in dry, ventilated spaces. Metalwork — including garage door tracks, brackets, shelving frames, and exposed pipework — is protected with Hammerite Direct to Rust, which can be applied directly over light surface corrosion without separate priming.

Property Considerations

We specify low-odour, water-based products wherever possible and ensure that mechanical ventilation systems are running throughout the application and curing period.
